In October 2010, the Building Regulations for England and Wales are changing - where energy efficiency is concerned the new literature is going to lead to tighter emissions target, with the overall aim that all new dwellings will be zero carbon by 2016 and commercial buildings by 2019.
Energist’s team of assessors are fully aware of the current proposals and consultations, and are already planning how the changes to the Regulations are going to affect SAP and SBEM reports as we currently know them.
Regardless of how the Regulations change, you can rest assured that Energist’s technical department will always be on hand to offer advice and support for all your Part L needs.

If you’re planning an extension and are keen to include large areas of glazing, you may be put off by the restrictions in Part L. Never fear! Energist can help. By comparing the likely CO2 emissions of the property with the proposed extension to one with a notional extension, we can produce a report to show the extension complies with Building Regulations.

Energist’s crack team of Code Assessors were called on recently to help out with a last minute Code for Sustainable Homes Assessment!
We got the call when the building was at first fix stage and got stuck straight into the project for CSH Level 3. Even though the handover of the building was imminent, we were able to travel to the property with just one day’s notice to carry out the Post Construction Review before the occupants moved in!
Because our involvement was at a late stage in the project, it became apparent at the Review that the project was not going to meet Code Level 3. However, with our help the customer is now hoping to achieve level 2.
For the best possible Code Level we would always recommend involving our Assessors at the earliest possible stage, ideally at Planning. Call us on 08458 386 387 to take advantage of a Free Pre-Assessment on your next Code project.

Never underestimate the power of the sun when it comes to SAP assessing. If you have more south facing glazing, you’re expected to use less lighting and less heating, so your overall emission rates will be better than if your house was facing the other way. This is particularly true of smaller houses and flats.
But be warned: one thing the SAP doesn’t currently measure is cooling (expected October 2010), so if you are building a south facing property, your SAP and EPC report won’t take into account the cost and emissions of running cooling or air conditioning units. If you are planning on using renewable technologies, the way you face your solar or photovoltaic panels will also make a difference to your Predicted Emission Rates.
For advice on renewable technologies and how they might affect your project, call Energist on 08458 386 387.
