Welsh regulations newsWelsh flag

Part L Building regulations in England and Wales have been identical since the introduction of SAP. However, the Welsh Assembly has introduced tougher limits on all residential new builds on top of the new Part L and the new SAP Calculation... and things are going to get even tougher in 2013.

With the introduction of the new regulations in October 2010, the target emission rates have been tightened by 25% in England and Wales. In addition to this, new houses in Wales will need to be built in accordance with the Code for Sustainable Homes Level 3 standard.

In 2013, the SAP Calculation method is changing yet again, and the Welsh Assembly has announced it plans to move away from England's timetable.  The plan is that the target emission rate will be dropped by 55% in Wales compared to the old standard, on all new dwellings (compared to a meagre 44% in England).

The Welsh Assembly is keen to use the EcoHomes assessment to measure renovations on existing developments. When the Code for Sustainable Homes was launched in 2008, it replaced EcoHomes for new sites.
