Called BREEAM ‘Simple Buildings’, it has been designed to streamline what can be a long-winded, complicated process - especially for smaller developers where many of the points covered by the full BREEAM assessment aren’t applicable or viable.
The full credit-based assessment is made up of 49 common sustainability topics over nine sections. This has been reduced to 39 for Simple Buildings, with the requirements of a further ten topics reduced.
Simple Buildings can be used on projects with a basic heating system (such as a gas boiler or room heaters), naturally ventilated, and with domestic style kitchen and toilet facilities. Larger buildings which include air conditioning, refrigeration, mechanical ventilation, escalators, large water-consuming plants or renewable technology should still be measured under the full assessment.
The size of the building will not necessarily determine whether it is “simple” or not, there are quite a few factors to take into consideration which will need to be looked at before deciding whether this new scheme applies.
