BREEAM New Construction V7: The Latest Update

With the upcoming release of Version 7 in September 2025, significant changes are being introduced to better align with Net Zero goals and modern sustainable design practices. We’ve taken a close look at the key updates, so you can stay be prepared for your next development.

Key Updates:

  1. Stronger Focus on Predictive Energy Modelling

BREEAM V7 places greater emphasis on accurate energy performance forecasting, highlighting tools like CIBSE TM54. This shift means your building’s energy strategy will be judged not just on design intent, but on how well it’s expected to perform in real-world use. Predictive modelling will now play a central role in achieving higher energy-related scores.

  1. Push Towards Building Electrification

The new version introduces a clearer push for electrified heating and hot water systems, reducing dependency on fossil fuels. This aligns with wider UK decarbonisation targets and the Future Homes and Buildings Standards, reinforcing the need for low-carbon, all-electric solutions.

  1. Enhanced Embodied Carbon Assessments

Embodied carbon is being given greater weight in BREEAM V7. Life-Cycle Assessments (LCAs) will now be required across three key project stages:

  • Concept Design
  • Technical Design
  • Post-Construction

This expanded LCA scope is designed to encourage carbon-conscious decisions early in the design process and ensure these are carried through to completion.

  1. New Deadline for Concept Design LCAs

To support better early-stage carbon analysis, BREEAM V7 introduces a strict cut-off for Concept Design LCAs. These must now be completed and submitted within 20 working days of submitting your planning application. This change highlights the importance of engaging with sustainability consultants early in the design process to ensure key milestones are met.

Planning Ahead: Timelines

Once BREEAM V7 opens for registration in September 2025, there will be a 3 month transition window during which projects can still register under the current V6 manual. After this window closes, all new developments must register under BREEAM V7.
