Project overview

Telford Homes (Living) needed a reliable way to assess the sustainability and safety impacts of replacing flammable insulation materials across multiple developments.

Drivers behind this needed to:

  • Enhance fire safety for residents by removing combustible insulation products.
  • Ensure environmental performance remains unaffected or improves.
  • Reassure stakeholders and residents that these critical safety upgrades wouldn’t compromise energy efficiency or increase running costs.

Project Scope and Challenges

The project involved evaluating the impact of insulation replacement across a portfolio of residential developments. Energist was initially contracted for one site (Warton Road), with the potential for expanded involvement.

Challenges and Opportunities:

  • Need for accurate modelling of energy performance pre and post-insulation change.
  • Requirement for clear, data-driven reassurance to property owners and residents.
  • Opportunity to influence long-term sustainability standards across the client’s full portfolio.

Energist delivered a full suite of energy performance assessments, including:

  • SAP-based modelling using representative unit samples.
  • Comparative U-value analysis pre and post-insulation changes.
  • EPC and Environmental Impact (EI) rating studies across multiple developments.
  • Clear reporting tailored to inform both technical and non-technical stakeholders.
  • Scalable methodology adopted by Telford Homes for future developments.

  • Zero disruption to energy efficiency or resident heating costs.
  • Telford Homes has committed to adopting this model for all current and future insulation upgrades.
