London Plan Energy Strategy

London is leading the way with the UK’s greenest planning requirements for new construction sites. The Greater London Authority works with local boroughs to enforce zero carbon targets on large projects, while also setting requirements for one-off house builds and major renovation schemes which far exceed standard Building Regulations.

How Energist can help

If you’re submitting a planning application in London, it will need to be accompanied by an Energy Strategy which details how the development will meet energy and emission targets in line with GLA and local planning policy.

On larger developments, the Energy Strategy will need to demonstrate how a zero carbon standard will be achieved through a mix of fabric improvements, renewable technologies, heating networks and carbon offset payments.

You will also need to consider how the building design can reduce the need for cooling systems, calculate the embodied energy of the materials used, examine risks of summer overheating and show how the development may impact local air quality.

On top of this, the GLA has adopted a newer calculation method (known as SAP10emissions), which steers developers away from gas boiler solutions in favour of the latest heat pump technology.

Smaller developments may not have to commit to the same level of sustainable construction, but requirements are still tough to achieve with a 35% emissions improvement over standard Building Regulations.

Our team has extensive experience supporting developers through the planning process on all sizes of London schemes and can advise on the ever evolving policy requirements.

Our relationships with the GLA and local boroughs helps us to ensure you’re designing to the latest and correct standards.

Why choose Energist?

  • Our London Plan Energy Strategy is clear and concise, and follows the steps as specified in the 2021 London Plan Energy Hierarchy. This means it is far more likely to be accepted first time by the local planning authority.
  • We will discuss compliance options with you to find the most cost-effective and suitable design for meeting the relevant energy standards.
  • We are happy to liaise directly with planning officers to ensure our reports strike a balance between keeping planners on side while not pushing you into a corner with unrealistic and extortionate specification commitments.

Complete solutions from Energist

Energist’s dedicated London team can help ensure you have everything you need to meet compliance on your development with in-house services that cover Overheating Analysis, Whole Life Cycle, Circular Economy, occupational energy and on-site air and acoustic testing.

The adoption of SAP10emissions on major schemes throws an added layer of complication into the mix. Our team knows these results can be very different from regular SAP and SBEM calculations, and can explain what this means for your development.

Large non-domestic building projects are likely to need a BREEAM Assessment too. It’s important to plan ahead to know what additional measures you need to put in place before work begins on site. Our in-house BREEAM experts can help with this planning.
